out to buyers from the previous weeks to buy another flat and even though we
are abused a lot, we do manage a 0.001% success rate within a 5-week threshold.
Usually, it’s a referral which gives the buyer loyalty points which can be
redeemed against their payment plan.

Easy-peasy. Customer books an order for some relative/friend. He makes a down-payment
of say ₹ 20,000 which gets refunded to him as part of loyalty points - usually 1%
- which gets adjusted against their payment plan (either existing/prospective)
